Want to modify content-type based on file extension using mod_rewrite

I have a few questions about mod_rewrite:
I have a web application that uses a model-view-controller approach (the structure is MVC). When a user requests a certain file, it will load a template file that determines how to render it (in this case it’s a QSP page). There are certain templates that I want to include html files with, and certain templates that I want to include as pdfs. The problem is that when I serve up a template file, it comes with the content-type of image/png. This is fine, but I need to serve it up as either html or pdf based on the file extension. The problem is that I’m not really familiar with mod_rewrite, so I’m not sure how to do this.
Here is the.htaccess that I have currently:

Basically, what this does is redirect any non-existing files or non-existing directories to the script app.php, which will do the redirects and dispense the template.
The part that I’m stuck on is how to determine what to do with the file based on the extension. Right now, any html template gets served up as an image, and a PDF gets served as a pdf. This doesn’t seem right to me. I’d like for a html template to always be served up as an html file, and a pdf template to be served up as a pdf.
Is there some way to do this? I’ve seen something similar to this done with Mod_Action, but I can’t remember how to do it, and I haven’t been able to find anything on Google.
